The largest of the Blue Sage dwellings, No. 1 has a lofted king bedroom with an en suite bathtub nook and a private balcony overlooking the Texas hills. The main floor boasts a bedroom with two twin bunk beds designed for children, a kitchen with cooking essentials, a dining room and living room with books and board games. The bathroom has a large walk-in rain shower, a flush toilet (people ask), a generous vanity, a mirror, and heated tile floors.
Other amenities include: efficiency kitchen with fridge & freezer, gas cooktop, microwave, toaster, Keurig & French press, water kettle, as well as essential pots, pans, utensils & dishes. Locally roasted coffee grounds, Keurig pods, cream, sugar and tea bags are provided. Salt, pepper, oil and other cooking basics are stocked in the kitchen.

Parking is available directly in front of the treehouse. Must be able to climb stairs to enter. Please note that the king bedroom and bathroom are on different levels.

Blue Sage is located just 10 minutes outside of Fredericksburg on Ranch Road 965. Be mindful when planning your stay to use the directions sent to you along with your reservation instead of relying on Google or Apple Maps.

No. 1 offers self check-in with the keypad and your unique guest code. Check-in is available starting at 3 p.m. the day of your reservation. Check-out is at 11 a.m. the day of your departure.
